San Benito’s first master-planned community taking shape
San Benito's first master-planned community is now taking shape, offering residents a range of shared amenities.
San Sebastian includes a children's park, a dog park, a basketball court, a soccer field, and walking trails throughout the neighborhood.
The idea for the community first came about 10 years ago, with development starting in 2024.
The community is being built in three phases. The first two include 112 lots, with 185 planned altogether.
"So it's a community that has amenities that are open to everyone that lives in the subdivision," Alliance Real Estate Group's Daniella Pacheco said. "There are not a lot of master-planned communities in the whole Rio Grande Valley, so it's really exciting to have one here."
The entire development is expected to be finished within the next several months to a year. A private developer is paying for the project and its amenities.
